Tile Roof Replacement in Denver
Tile roofs are common in Denver’s Spanish Colonial and Mediterranean-style neighborhoods, from Hilltop to Lone Tree. Tile itself can last 50 years or more — but the underlayment beneath it usually cannot, and Front Range freeze-thaw cycles punish careless installations.
Underlayment is the real lifespan
Most tile roof "failures" in Denver are actually underlayment failures: the original felt dries out and cracks after 20-30 years, long before the tile wears out. A proper tile replacement lifts and stacks the existing tile, replaces underlayment, battens and flashing, then re-sets sound tile with new pieces blended in where needed.
Weight and structure checks
Concrete tile weighs 900 to 1,200 pounds per square (100 sq ft) — three to four times the weight of asphalt shingles. If you are converting from shingles to tile, the roof framing must be evaluated first. Contractors in our network include a structural check in every tile quote.
Hail and freeze-thaw realities
Quality concrete tile handles moderate hail well, but large Front Range hailstones can crack individual tiles. The advantage: damaged tiles are replaced individually without touching the rest of the roof. Proper installation with correct fastening and foam or batten systems is what separates tile roofs that survive Colorado winters from ones that leak each spring.
